Scope of Project:
The project included complete reconstruction of the 1972 apartment complex. Through selective demolition and some new construction, the number of apartments was reduced from 100 to 80, in 17 separate buildings, allowing for lower density site use, higher visibility and security which, resulted in a dramatically improved quality of life for the occupants.
Engineering services included placing high efficiency gas fired furnaces with direct expansion central air conditioning in each apartment. A new electrical distribution system design was designed along with individually metered interior power distribution system.
A new security system was designed with exterior cameras, sensors and site lighting to improve the security and safety of the occupants.
Each apartment was designed with new water conservation plumbing fixtures and was sprinklered to NFPA 13R.
The project scope included complete reconstruction of all apartments in the two identical tower buildings. The apartments were renovated and reconfigured by reducing the total number of studio and one bedroom apartments into a 192 unit spread, between, the two tower buildings. The entire construction was completed with the building occupied. By slightly reducing the overall facility occupancy in anticipation of the construction project, the Owner was able to turn over three to four floors at a time to the contractor. The design likewise had to accommodate a phased construction and commissioning schedule.
Engineering services included updating the heating system, energy recovery ventilator to provide make-up air to offset the bathroom and kitchen exhaust systems. Each apartment was provided with individually controlled fin tube radiation and new through the wall air conditioning units for higher energy efficiency. Each apartment also has NFPA 13 rated sprinklers installed.
All apartments had a complete renovation of the bathrooms and kitchens which was installed with water conservation plumbing fixtures.
Our electrical services included installing, new electrical switch-gear, electrical distribution, security system, telecom infrastructure, emergency call system, door access control, fire alarm system.
